We are seeking a Leasing Manager candidate to join our team at The Metropolitan at Fishers, a community in Fishers, IN.

Leasing Managers are community ambassadors between the public, the residents and the management team.

They provide value and quality by assessing the needs of every client and providing solutions.

A Leasing Manager will: Oversee the lease application process.

Submit completed application to manager for approval.

Coordinate efforts to ensure that the leasing office, model, vacant units and common areas are in perfect condition on a daily basis.

Emphasize the importance of first impressions and the image portrayed by the staff.

Assist in conducting weekly departmental meetings to review leasing strategies and goals, marketing plans, policies and procedures.

Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as pricing, floor plans, amenities, availability, lease terms, fees etc.

Maintain awareness of local market conditions.

Works closely with the Regional Manager and Property Manager in developing and implementing effective sales and marketing plans and strategies.

Obtain and follow-up on leads for new leasing opportunities with local business and relocation companies.

Provide them with brochures and information.

Develop and maintain relationships with contact person at each business.

Upon execution of lease contracts, establish relationship with resident and maintain resident retention and adhere to all policies and procedures as set forth.

Establish and execute a resident retention program that improves occupancy and resident satisfaction.

Responsible for accuracy and timelessness of all reports generated for leasing purposes.

Ensure that the leasing staff is familiar with all reports.

Ensure that all prospective residents receive follow-up in line with Company standards Executes sales/closing techniques successfully.

Maintain minimum closing ratio of 45%-50%.

Assist in setting monthly goals for leasing staff.

Review goal status with the leasing staff and offer new ideas of guidance in order to achieve favorable results.

Assist in organizing and promoting resident functions in conjunction with the management staff.

Work with Property Manager on curb appeal of the office and models.

Ensures that apartments are ready to show to prospects and the model is in excellent condition.


Requirements: High school diploma or equivalent A minimum of two years residential property management and/or sales experience including supervisory responsibilities in leasing is preferred.
